Property Registrations and Stamp Duty Collections
Mumbai’s real estate market has shown resilience and growth. In February 2025, property registrations remained steady at 12,066, slightly up from 12,056 in the same period last year. Stamp duty collections saw a 6% increase, totaling ₹935 crore compared to ₹885 crore in February 2024. Residential properties continued to dominate, accounting for 80% of all registrations .
Rise in Premium Home Sales
The financial year 2024–25 concluded on a high note, with Mumbai recording 143,948 property registrations, marking a 9% year-on-year growth. Stamp duty collections for the year increased by 22%, reflecting a shift towards higher-value transactions. Daily property registrations rose from 388 in April 2024 to 503 in March 2025, indicating increased traction in the mid-to-premium housing segments .
Infrastructure Developments Impacting Real Estate
Several infrastructure projects are influencing Mumbai’s real estate landscape:

Coastal Road Project: The 29.2 km coastal road aims to reduce travel time between South Mumbai and the Western Suburbs from 2 hours to 40 minutes. Phase 1, from Marine Lines to Worli, was inaugurated in March 2024, with Phase 2 under construction .

Digital Tenant Verification System
By the end of June 2025, Maharashtra plans to implement an online tenant verification system across all 1,203 police stations. This system, integrated with the Crime and Criminal Tracking Network and Systems (CCTNS), aims to enhance citizen safety and streamline the rental process. While digital registration is encouraged, traditional methods still require physical verification at police stations .
